In a move to redefine the landscape of the Scottish property sector, Tayside Property Solicitors Center (TSPC) Head of Center and Operations Angela Wallace foresees a central role for AI in house sales throughout 2024.
A digitalized strategy, known as proptech, encompasses the use of technology for marketing purposes and is becoming an increasingly essential part of the real estate industry. The proptech sector is worth £14 billion and is expected to reach £71 billion in 2023. With the addition of AI, sourcing, marketing and finding real estate is taken to a whole new level.
Ms Wallace believes the next 12 months will be transformational for TSPC users, whether they are buying or selling a home, with cutting-edge sales tools that include CGI, enhanced digital images and a ‘virtual assistant’ powered by technology. ‘AI that creates a tailor-made portfolio of properties for potential buyers when they are offline.
This, coupled with the introduction of QR codes on sales panels and a new “one-stop shop” TSPC app currently under development, is part of the company’s digital innovation strategy.
“The psychology behind how we buy today is all about speed, imagery and ease of transactions, even for your largest assets,” Ms Wallace said. “We already have the largest number of properties for sale on our portal, but we want to offer MORE to our consumers. »
Ms Wallace continued: “When house hunters arrive on our site we give them what they need, efficiency, visuals and ease of movement around the site through clear signage and messaging. Our new slogan is “more” and we want to make it a living testimony to our offer. We offer more expertise, market more properties and offer more choice. We do more so consumers can do less. This is an important message from us and proptech plays a central role in this.
“We are revamping our website in 2024 and when it is fully functional, AI will be available to learn buyer habits, needs and variables. It will work with you to alert you to new properties and even make suggestions for properties that aren’t in your initial search area but meet everything you desire – giving you that important location, location decision , location. Potential buyers can go about their day while the AI searches for options to present the next time you log in.
“We know that some agents are using AI to help them develop property schedules and, for someone who has been in the industry as long as I have, this shows how technology is transforming the industry. At TSPC, we must evolve quickly to keep our technology cutting edge so our agent attorneys can be confident that their marketing is second to none.
Ms Wallace has more than two decades of experience in the property sector, having previously worked for Purple Bricks and Connells and she has witnessed a seismic shift within the industry over that time.
She started working for TSPC, an organization comprising 28 local estate agents in the Tayside area, six months ago and believes that the innovative changes to TSPC’s technology are built on the strong foundations of an organization that operates in the region for over 50 years. .
A unique new app that will allow property buyers and sellers to store all their legal and insurance documents is being developed by Dundee-based creative agency ALTAR Group.
She added: “We are using the specialist knowledge of the ALTAR Group team to develop the app and when completed it will be a game changer in the industry.
“While we have to keep our innovation under our hat for now, rest assured, as Dundee is a hotbed of IT and digital development, we will use all creative and technical advancements for the benefit of our users.
“We want to give everyone more – more expertise and more choice so it’s easier for them to do less when buying or selling a property. This is a significant investment, not only for TSPC as an organization, but also for the real estate market in this region.
